Is the Fall Really Here?

I'm a bit behind due to the increased activity this past month, which is a good thing. It's hard to predict what is going on in the market. Buyers are being unusually cautious and sellers are still not understanding that they need to be one of the best homes in a whole district or even zip code in order to get sold. What is a bit unerving is that the Atlanta market has not taken a SHARP downturn. We've only recently droppped 2% which is a far cry from our national counterparts. Some experts say we'll need to drop further if our market is to come out of this.

My thoughts are that we'll only get worse until the rest of the markets pick up. So much of what fueled our housing economy for years was the relocation of others to our area. As much as we (native Georgians) want to complain about those darn Yankees, they are the very thing that propelled Metro Atlanta to where it is.

Hindsight will be 20/20 on this issue, but I haven't seen the climax yet, so unless something significant happens, then we're in for a very unstable winter. My assumption is that we'll see a flurry or two of activity followed by a market going into hibernation, only to come out in Spring.

One of the things we miss out here in the desert southwest is the changing of seasons. Thanks for posting this beautiful photo!  You started my day off right!
